No matter what type of real estate you may be buying or selling, always talk to council officers first.

You need to check and ask the question does this real estate /land comply in all respects with current Council zoning and its ordinance plan.

This applies to(but not limited to)

  • Land use consents
  • Building consents
  • Resource consents
  • Apartment licences
  • Boarding Houses
  • Occupancy licences

Please don’t rely on the Lim report (Land Information report) to provide all information, always discuss with your lawyer first.

If in any doubt request a written Council status on what concerns you before you commit. :ok_hand:

Community please take note, especially if you are providing short term accomodation. We are seeing more and more clients facing non compliance with their properties.

Also, if there is a problem go and see the council officer asap and have a face to face discussion, with them.

(importantly) Get the officer to send and email summary of your meeting with links to various non-compliance parts of the district scheme!
