How can I cut my mortgage interest - Any suggestions?

My daughter ask me how could she could pay off her mortgage faster, so I thought this would be a useful question to ask the community!

Another way to look at property is that they become either a debt repaying or an income providing instrument. :thinking:

A client of our’s pays their mortgage payments weekly and then uses part of a sinking fund (Money in a bank account for future maintenance) that they haven’t used to make an extra annual mortgage payment. :smiley:

@RealHelp, now that’s a good idea having a sinking fund, how much should I put away for say a couple of apartments?

Hello @Littlejohn. In our experience sinking funds usually range between 1.5%-5% of the total rental collected. But for non-business members it’s more what you can afford after any debt servicing.

Note,

  • It’s worth a discussion with your accountant on taxation interest implications.
  • what is the value of any deferred maintenance? (eg, roof replacement, etc)
  • What is your long term plan with your properties (Demolish and build, etc)

Sinking funds or what ever savings you want to call it are a brilliant idea, we use them all the time. We simply call it a maintenance buffer.
