Q&A: Can Replacing Door Hinges Add Value to Your Home?

My team have asked me to share some tips on adding value to your home.

Something I learned a long time ago as a renovator is that people notice how a home feels, even if they don’t immediately know why.

Doors that squeak, stick, sag, or don’t close properly can leave an impression that the property hasn’t been well maintained. Often, worn or damaged hinges are the cause.

Replacing old door hinges is a relatively inexpensive upgrade that can improve the operation, appearance and overall feel of a home.

When considering hinge replacement, think about:

  • Replacing rusty, painted-over or damaged hinges.
  • Ensuring doors open and close smoothly.
  • Matching hinge finishes throughout the home for a consistent appearance.
  • Using quality hinges that can support the weight of the door.
  • Correcting doors that rub, sag or fail to latch properly.

While buyers and tenants may not specifically comment on door hinges, they do notice doors that operate quietly and smoothly. These small details help create the impression of a well-maintained home.

Do you have painted hinges? Why not go to your local hardware store such as Bunnings or Mitre 10 and just replace one door hinge set (usually three) also get a box of new screws. Install and then look at the difference to your other doors.

Like many low-cost improvements, replacing worn hinges won’t transform a property on its own, but it contributes to a better overall presentation and living experience.

Q&A: Have you ever replaced door hinges to improve the appearance or operation of your home? Did you notice a difference? What other small maintenance jobs make a home feel more valuable?
