Is retiring to the seaside still a thing?

Where are the communities in the BOP or Waikato regions that have great beaches with a small safe community? What are the things to look out for when moving to a beach town?

Not sure of BOP (Bay of Plenty) or Waikato but maybe our community can help you here?

I will try and answer on your second part of the question?

Yes the sea and coastal environment is and will attract people to retire and find that magical spot.

But a word of caution. You may want to consider being close to good health care providers, hence Nelson beaches being very popular with retirees.

Here are a few suggestions for research & due diligence for pre purchasing into any coastal area.

  1. What is the ratio between owner occupied properties versus rented property?
  2. Where is the prominent wind from?
  3. How does the suns path warm areas?
  4. Temperatures in winter?
  5. Important - is there a water table issue? (Kapiti Coast, NZ has a major issue)
  6. What council infrastructure is being planned?
  7. Can you still get insurance without having to pay big premiums or high excesses?
  8. What coastal erosion is happening.?
  9. What is local council tags in their LIM (Land information report ) contain and importantly what is the new or future council district plan changes proposed (Kapiti council are a good case in point)
