As a seller what can be done to maximise selling potential aside from the obvious clean, declutter, and make things presentable?
If you can choose the time to sell. (Many sellers can’t because they are also buyers, hence their reason to sell) Then market timing becomes very important. Selling between 9 o’clock - 12 o’clock (The rising market cycle) will ensure you do the best to get the highest price possible.
Check that your local council or insurance has not tag your location or property. Eg Insurers placing a tag on your location that it is coastal and therefore may be subject to flooding.
Consider getting a builders report on your property. But talk that over with your lawyer first as their may be some unpleasant outcomes in the report. Also be prepared to carry out repairs or you may be forced to negotiate your final price with a buyer.
Consider selling your property yourself?
- get a local knowledgable valuer to value your home, consider paying for their services once you receive offers to guide you on price and terms acceptance.
- do some past sale research
- declutter, tidy and fix any repairs
- consider getting a builders report. Note discuss with your lawyer before you do.
- search out your schools and colleges zones
- search out big businesses, for new staff hiring
- understand who your buyer will be, eg family of 3
- go to Canva and create a web site for your home
- find out what new infrastructure changes are proposed and being built.
- price it above valuation and past sale evidence
- check with your lawyer that what you are saying is correct
- market it on trademe
- drop flyers in your neighbour hood
- contact any local buyers agents
When in doubt always discuss with your lawyer, valuer and any other professional
